Choosing your real estate professional is, perhaps, the most important decision you'll make when selling property. Our Marketing Event Plan is one of the many ways we take care of all the details for you.

All The Right Moves

Pre-Inspection. We have all the major systems in your home inspected (Sellers Inspection Report), to ensure a "No Surprise Approach" to negotiating your home sale.

Pre-Title Commitment. Oredering a pre-title commitment to reduce your risk of title problems and issues arrising prior to the closing.

Establishing the Market Price. Selecting the best price for your home, based on a (CMA) Competitive Market Analysis, targeting the price that works for your schedule.

Staging. I provide an "Exterior and Interior Staging and Market Preparation Report", with the option of two hours professional staging help.

The Windermere Marketing System. We create a virtual tour that will enhance your home when displayed on the Windermere Website.

Newspaper Ads. The Wenatchee World is North Central Washington's regional newspaper. Windermere will place your home as a "New and Featured Listing" in the Wenatchee World's Real Estate section.

Homefinders. Your home receives custom advertising in the Wenatchee World's Homefinders Magazine.

Internet Marketing. I submit your home regionally through my personal website as a featured home. Tour Factory is another Virtual Tour Site that has proved to work world wide for us, as well as the Windermere and Wenatchee World Real Estate websites.

Attractive Color Brochure. A brochure is what a prospective buyer often takes home after a showing or when real estate shopping. I make sure your brochure makes your home stand out.

Relocation Program. Windermere belongs to a large national relocation group. We assist with individual employee as well as larger corporate relocations in and out of our area.

On-Site "For Sale" Promotion. I coordinate placement of a Windermere Yard Sign and placement of a Multiple Listing Lock Box for Realtor secure access.

NCWAR MLS Placement. Your home will be placed within the first twelve hours of the Listing Contract into our NCW Multiple Listing Service. Over 70% of homes sold in our MLS are with a Cooperative Broker other than the Listing Agent.

Wenatchee Open Houses. We will personally host a Broker Parade Open House, and when desired, will coordinate a Public Open House.

Home Showings. I schedule secure showings so potential buyers can see what your home has to offer.

No Surprises. I conduct negotiations on your behalf using the "No Surprise Approach" once the offer presentation process is agreed upon.

Professional Scheduling. Transaction follow-through and scheduling of events are critical during the selling process. I work to get you where you want to go on time.

After the Sale. I coordinate your home's final detailing and cleaning prior to turning it over it to the new owner.

Seller Staging Tips

Preparing your home for the Market

Take a fresh look at your home through the eyes of potential buyers. When your home is being marketed it should be merchandised just like any product that has to compete for a customers attention. Inside:
  1. Clear all unnecessary objects from furniture throughout the house. If using groupings keep them in groups of 1's, 3's, or 5's.
  2. Clear all unnecessary objects from the kitchen countertops. Clear refrigerator fronts of all messages, pictures, etc.
  3. In the bathroom, remove any unnecessary items from countertops, tubs, shower stalls and commode tops. Group and contain items whenever possible. Towels should be displayed in two colors.
  4. Rearrange and remove some furniture to create space and flow. Marketing a home requires a lifesyle that adapts to having the home on display.
  5. Take down and rearrange any personal objects on the wall. Patch walls and apply paint to create a fresh look. Clean carpets and remove or clean drapes as needed. Clean windows inside and outside.
  6. If you need room to store removed objects, use your garage or rent a storage unit. If the home is market-ready, it will shorten the time you need to pay for storage. You'll ultimately have to move your belongings when the home sells, and you can take the opportunity to organize and tackle the task in manageable time frames.
  7. Leave some decorative interior lights on during the day. When showing the home, turn on all lights and lamps.
  8. Consider playing soft, pleasing background music during showings.
